Staging your home has become an important part of the process of selling real estate. It’s important to create a space in which prospective buyers can see themselves living, and it’s hard to do that when all of your personal touches remain. While it can seem like a huge endeavor to effectively stage your home, there are a few basic principles that you can rely on in order to show off the best aspects of your property and help those interested in your home envision a future there.

Declutter and Refresh

One of the most important aspects of staging is to remove personal items from the major rooms inside your house and make the major rooms you’ll be showing off– the living room, master bedroom, kitchen, and bathroom– look as simple and clean as possible. Remove excess furniture to open the space, and consider covering any worn-out pieces with covers or renting out furniture specifically for the staging. It’s a good idea to think about repainting any walls in your house that are brightly colored or look dated. Selecting neutral colors will help maximize the number of people who are able to see themselves in a space. The general goal is to give yourself a fresh perspective and bring a new, clean look to your spaces.

Pay Attention to the Details

Part of an effective staging is paying attention to small touches. It’s important to remember to fix up anything that might have been broken for a while and thoroughly clean throughout the property, including tasks that you may have only completed occasionally, like vacuuming the baseboards and shampooing the carpets. Making sure your staged spaces are well-lit is also important. You can consider adding things like vases of flowers, potted plants, or themed items to your rooms in order to create a welcoming feel without making anything too personal.

It’s not necessary to stage every room in your home for an open house; in order to keep things cost-effective, pick a few of the major rooms and put your time and funds into them. Staging can be an integral part of ensuring that your home sells and that you get the best price possible. If you are considering selling your home, make sure to include a staged open house as an option.
